Why hot water takes so long to arrive

A pressure pump on the cold supply fixes it. A loop pump on the hot side mostly does not. Here is how to tell which one you are being quoted for.

Waiting half a minute for hot water is one of the most common things people ask us about. Two different pumps get sold for it, and in most Cyprus homes only one of them works.

Why it takes so long here

Almost every home in Cyprus heats water in a tank on the roof. Your tap is one, two, sometimes three floors below it.

In between is a long pipe full of water that has been sitting there going cold since the last time anyone used it. When you open the tap you have to push all of that out before the hot arrives.

That is the whole problem. It is about distance, not heat. Which is why turning the tank up does nothing, and why a fault with the tank itself is a separate question.

The loop pump, and why it fails here

The first kind keeps hot water moving round in a loop, so it is always waiting near the tap. It is called a recirculation pump, and it works well in northern Europe and America.

Cyprus homes are built differently, and it goes wrong in several ways at once.

Not enough push. These pumps need a certain amount of water pressure behind them or they wear themselves out fast. The makers say about half a bar. A pump next to a roof tank gets a fifth of that. This is not a close call.

The roof. These pumps are made to go indoors. The maker’s own limit is about 40°C, and they are only splash-proof. A Cyprus roof in August is hotter than that, and it is not splashes, it is years of sun.

Heat. The makers say keep the loop around 50°C or it fills up with limescale. A solar tank here sits at 70 to 85°C in July. Pumping that round narrow pipe all day makes the scale worse, which is the thing you were trying to avoid.

The cheap version has its own catch. There is a type that avoids running a new pipe. It uses a valve under the far sink that opens when it feels cold water and shuts at about 35°C. In a Cyprus summer the “cold” pipe comes from a black tank on the roof and is already warmer than that. So the valve stays shut through exactly the months you notice it most.

There is a health point too. These systems work by pushing warm water into your cold pipe. Cold water is supposed to stay below 20°C to keep bugs down. Roof tanks here already struggle with that in summer, and this makes it worse.

What it does to your solar panels

Your roof tank works by letting hot water float at the top and cold sit at the bottom. That is what makes the panels work without a pump.

A loop takes water off the top and puts cooled water back in, which stirs those layers together. You get cooler water at the tap and less out of your panels.

So you would be fitting a pump in order to make the free part of your system work worse.

When it is actually worth it

Not never. It comes down to how far the tank is above the pump, not what kind of home you have.

  • A villa with the far bathroom downstairs and the tank seven or eight metres up has enough push. A pump under that basin with a button on it is a fair job.
  • A home with the tank indoors — normal in newer builds — works exactly as it should.
  • A top-floor flat on a shared roof tank does not have the push. We would not fit one.

If someone quotes you for one without asking where your tank is and checking the pressure, they have not looked at the job.

What works: a pressure pump

The second kind does a different job. A pressure pump takes water from your tank and pushes it round the house harder. Nothing loops. It simply makes the water move faster, so the cold water sitting in the pipe clears sooner and hot reaches the tap sooner. It fixes a weak shower at the same time, which on an upper floor is usually the bigger complaint.

It has to go in the right place, and this is where cheap installs go wrong:

  • On the cold supply, not the hot. Common home pumps are rated for water up to about 60°C. A solar tank in July is hotter than that. Fitted on the cold side, the pump never touches hot water, and hot and cold stay balanced at the shower.
  • Out of the sun. The same pumps are rated for air up to about 40°C. On an open Cyprus roof in August that is exceeded most afternoons.
  • Far enough below the tank. They need a little push coming in, or they wear out. Mounted right under the tank on a top floor, there may not be enough.

If someone quotes you a pump without asking which floor you are on and where the tank is, they have not looked at the job.

One more option

Put a small heater at the far tap. A little unit under the basin furthest from the tank gets rid of the long cold pipe altogether. It needs wiring, which is separate licensed work in Cyprus, so it takes a plumber and an electrician. Worth it when one bathroom is a long way from everything else.

What a loop pump costs, honestly

If you do fit a loop pump, it saves water. In a normal house that is about 19 cubic metres a year, which at Cyprus water prices is worth roughly twenty euros.

It does not save electricity. It loses heat all day long, and studies of real installed systems found they use more energy standing there than they save. Against a bill in the hundreds, it will never pay for itself.

If someone sells you one, they should be selling you comfort. That is a real thing to want and worth paying for. It is just not a saving.
